We installed a perimeter drainage system to daylight by drilling a hole through the concrete to the exterior. Sometimes we can get away with doing this instead of installing a sump pump if the foundation is on a slope and we can use gravity to our advantage. This saves money on maintenance and replacing sump pumps. It is also less likely to fail and have water back up into your crawlspace. We excavated under the center girder and installed the CleanSpace Crawlspace Encapsulation system to shut down any evaporation. Now this crawl is dry and the homeowners are worry free!
When we initially inspected the crawl space area, it was very muddy. One of the other major concerns were the uninsulated exterior walls.
In order to address both of these concerns we recommended not just a complete system, but 2" foam board along the exterior walls with 3" closed cell foam along the top with top tape.
Once the trenches were properly routed, it didn't take long for the pump to do it's job. Now the space is healthier and conditioned.
Before we came to this home, we realized that the crawlspace floor was covered in mud because of the water table/ runoff. This visqueen was acting as a vapor barrier for the moisture inside of the crawl space, which began to grow mold. From there, the insulation became damaged and that was a perfect environment for rodents.
In order to fix this problem, we installed a complete crawlspace encapsulation system. This included our patented CleanSpace vapor barrier and a sump pump to make sure any moisture that tries to get in will get pumped out. Now this crawlspace will be clean, moisture free, and rodent free.
This 2nd story home had structural damage in the attic due to the stack affect - moisturre evaporating from the damp exposed earth in the crawlspace migrating up through the house as heat rises - moisture condensated on the cold surfaces of the attic and warped the wood soffits - caught just in time before mold was able to grow in the attic. Unfortunatelly the same could not be said about the crawlspace - We had to remove the isulation to efficiently clean the mold from the perimeter rim joists, sill plates, subfloor, & floor joists. After drying out these structural components we applied an EPA registered fungicidal coating to help protect from future mold growth. We also insulated the walls and installed a CleanSpace Encapsualtion System.
This crawlspace in East Vail Colorado had exposed earth, moisture issues, mold, and an open vent fan running continuously. The constant high humidity in the crawlspace atmosphere was causing the humiditstat to run a vent fan, but not prevent condensation and mold. After mold remediation & the installation of the cleanspace encapsulation system, the humidity dropped and the fan finally stopped running.
